House Shopping (OT)

OMG house shopping is painful! We've been looking into buying our first house and it's all soooooo confusing!

We looked at 8 places today and the only place that was remotely worth putting in an offer had a cat living there now (I'm VERY VERY VERY allergic to cats so we can't buy a place that has any cats in it currently).

Our target area isn't the city we live in now either, and the best places get snatched up in 24-48 hours which makes it really hard to get out and see the places before someone else already buys it. At best we get home from work by 6PM, walk the dog, then have a 45 min drive to the other city to look at them in the evening (if we can even get an appt that late).

I'm so exhausted just from today that I'm falling asleep already. Am I being too picky? I want a place that is well kept and won't take too much work to fix up (ie some paint is ok, but if it needs new appliances or a new kitchen or new floors then I won't bother).

We are looking west, Brampton. We originally wanted something Brampton/Mississauga/Burlington, but we have so many friends and family in Brampton it made the best sense.

Well, we saw a place that we LOVE earlier this week and we are putting in an offer tonight!! EEK!! Literally, we did a walk through and I could not find anything wrong, except the fact that it's old fuse wiring that might need to be updated at some point and a teeeny amount of rust on the tub in one spot (some paint can fix that up though and we will probably install a soaker/spa tub anyway at some point).

Our agent told us that we are one of two so far that are putting in offer tonight. Based on the fact that this house has been upgraded from top to bottom with all new floors (real maple floors in the living/dining room), baseboards, new kitchen, new appliances, new furnace, new roof, everything, we are going to put in an offer a little above offering price in hopes that it gets us a headup on it. It's also still way lower than we had originally intended to buy a house too, so that's a bonus!!

The offer is being presented at 8PM tonight. I am in super panic mode and I can't think at all right now!! It's going to be a frigging long night!! OMG OMG OMG!!

Yep. They accepted it!! Eek! Obviously there are still conditions like house inspection and it's a condo so we are waiting on the condo company evaluation (to make sure it's in good standing and no special assessments or fees coming up soon).

Ill post a link to one of the listing sites online when I get to work as it has pics. Smile

We have our home inspection tomorrow and then we have 5 days I think to do any final negotiations based on what we find!

I can't relate to house shopping since I bought my moms house, but what was torture was ALL of the paperwork that goes with the closing and mortgage loans...it's such a long and annoying process. Good luck!

Thanks girls!

Well, the inspection went awesome. The only thing we noticed is a potential wiring issue in the basement. When all the lights are on, the lights flicker a bit. It's an old fuse box instead of breakers and the fuses were the wrong type and the whole panel really needs to be replaced. We suggested taking $1000 of the offer in exchange that we will fix the panel/lights and they agreed so we are just doing the paper work now. One last thing is the condo corp certificate and then it's final!!

Beautiful condo and a school in the back yard!!! I love the built in book shelves in the basement. It looks really nice. Glad the inspection went well.
